Commercial Property Accountant
The ideal candidate will have a keen eye for detail, strong analytical skills, and experience working with complex property management systems. Key Responsibilities: Financial Reporting & Accounting: Prepare and review monthly, quarterly, and annual financial statements for a portfolio of commercial properties.
Perform full-cycle accounting, including journal entries, accruals, and bank reconciliations. Analyze balance sheets and income statements to ensure accurate financial reporting. CAM Reconciliations & Lease Analysis: Perform annual CAM (Common Area Maintenance) reconciliations, ensuring accurate recovery of operating expenses.
Review and analyze commercial lease agreements to ensure compliance with financial obligations, including expense recoveries, lease escalations, and percentage rent calculations. Calculate and process tenant billings related to property operating costs, property taxes, and capital expenditures.
Liaise with property managers and leasing teams to resolve tenant inquiries related to CAM and lease clauses. Budgeting & Forecasting: Assist in preparing annual property budgets and reforecasts in collaboration with asset and property managers.
Analyze variances between actuals and budgeted amounts, providing insights to senior management. Software & Systems: Work with property management and accounting software such as Yardi, MRI, JDE, or SAP. Maintain accurate records and documentation for audits and financial reporting compliance.
Qualifications & Experience: 3+ years of experience in commercial property accounting, preferably within a real estate investment, asset management, or property management firm. Strong experience with CAM reconciliations and lease analysis. Proficiency with Yardi, MRI, JD Edwards, SAP, or other real estate accounting software.
CPA designation (or working towards CPA) is an asset. Excellent attention to detail and ability to analyze complex lease structures. Strong communication skills to collaborate with property managers, tenants, and senior finance leaders.
