Overview:
We are currently seeking an individual to work alongside two of the principals within Avison Young Edmonton’s Capital Markets & Land Sales division. This individual is an intelligent, assertive, and ambitious person who wants a long term successful, dynamic career in commercial real estate investment sales.
The successful candidate will be required to use proper judgment in planning and prioritizing the workload and must have a high level of interest and aptitude for business development and financial analysis. We are looking for an individual who is motivated and committed to being successful in a sales environment and has the work ethic required to ensure a high level of productivity.
Responsibilities:
- Underwriting commercial real estate investment deals (industrial, retail, office and development properties)
- Analyzing investment returns, yield metrics, scenario analyses, and profitability of commercial real estate investments
- Preparation of Confidential Information Memorandums, pitchbooks, listing proposals, brochures and other marketing material as needed
- Commercial tenant lease reviews including analysis of lease terms and special options impacting financial and non-financial terms affecting property investment characteristics
- Analyzing leverage and impact of debt financing on property cash flows and return metrics incorporating conventional mortgages, vendor-take-back financing, second mortgages, and other non-conventional financing
- Preparation of reports, proposals, contracts, letters, documentation, and invoicing – including confirming required details and collecting relevant documents and signatures
- Creating and populating data rooms for deals
- Cold calling
- Maintain and grow contact database
- Develop networking, business development, and client relationship management skills to proactively identify business opportunities and establish relationships in order to generate business
- Build a detailed, personal knowledge of the greater Edmonton commercial real estate market (i.e., property types, building classes, areas of the city, zoning, land titles, lease and sale comparables)
Qualifications:
- Recent post-secondary graduate with 1-3 years of experience in real estate or a related field
- Proficiency with Microsoft Excel and PowerPoint
- Knowledge of ARGUS software is a plus
- Ambitious self-starter with a high degree of self-confidence and motivation
- Exceptional organizational and time management capabilities
- Effective and concise communicator
- Creative, straight-forward thinker who seeks out and embraces new challenges
- Good overall business acumen, strong values and integrity
- An ability to set realistic goals with consistent execution
