OPPORTUNITY

The individual will report to the Vice President, Lender Relations and Debt. The individual will be responsible for supporting and enhancing the firm’s relationships with lenders, execution of all real estate debt transactions as well as supporting execution of debt refinancing in our infrastructure and private equity divisions and fund-level financing activities, including subscription lines and NAV loans as well as any Corporate debt.

This position requires a strategic thinker with a deep understanding of financial markets, strong negotiation skills, and the ability to drive results in a dynamic business environment. The successful candidate will be driven for growth and genuinely curious; that enjoys working in a fast-paced environment; can multi-task, efficiently prioritize and work under timelines and manage multiple stakeholders; and is detail and process oriented with a high sense of ownership in their work.

KEY RESPONSIBILITIES
  • Cultivate and maintain strong relationships with lenders, financial institutions, and key stakeholders.
  • Stay informed about market trends, lender requirements, and regulatory changes.
  • Maintain and track all debt and lender transactions across the firm; use data to provide insights and recommendations to senior leadership regarding debt strategies and other opportunities.
  • Support the execution of debt transactions, which includes negotiating and structuring debt agreements to optimize terms and conditions; debt transactions will include all real estate financing and refinancing activities, CMHC insured and ESG financing, certain refinancing activities of various infrastructure and private equity investments, fund-level financing including subscription lines and NAV loans, and Corporate-level debt including lines of credit and other asset-backed financing.
  • Prepare high-quality financing presentations and confidential information memorandums (CIM’s) and participate in delivering lender presentations.
  • Conduct project, property and portfolio level financial and risk analysis and provide recommendations to senior management for debt and lender strategies, including but not limited to interest rate hedging, derivatives/swaps, preferred lenders and preferred rates.
  • Advise/execute on risk management and hedging strategies to mitigate portfolio financial exposures (e.g. debt refinancing, maturity profile, interest rate swaps, foreign exchange).
  • Partner with FP&A finance team to assist with monthly, quarterly and annual forecasting and scenario analyses including balance sheet and financial covenant calculations.
  • Ongoing portfolio management, including but not limited to timely loan renewals, compliance reporting, and process improvements.

Requirements

KEY QUALIFICATIONS
  • 5-7 years of finance experience, CPA or CFA preferred, bachelor’s degree in finance, accounting.
  • Strong understanding of the real estate landscape, including understanding of acquisition/investment, development, asset management, and financing.
  • Intermediate to Advanced Excel proficiency, experience preparing or analyzing development budgets and pro-formas.
  • Experience in debt modeling, underwriting, or funding considered an asset.
  • Advanced PowerPoint proficiency for preparing high quality pitch decks.
  • Ability to decipher complex language in loan documents and other legal contracts.
  • Strong oral and written abilities demonstrated in reports, presentations, and meeting facilitation.
  • Strong people skills, you are a team player with a proven ability to build relationships at all levels of the organization and with external service providers.
  • Ability to multitask, prioritize several projects and work in a fast-paced, dynamic environment.
  • Strong time management and multitasking skills with the ability to thoughtfully plan and manage multiple projects simultaneously from start to finish, setting clear objectives and delivering on goals.
  • Innovative self-starter - able to identify, evaluate, and execute new ideas and support with results and have no issues with working independently under minimal supervision

LOCATION

The position will be based out of the Toronto or the Oakville office. Fengate offers a Work-Flex policy where employees are allowed to work remotely up to 2 days per week.
